(not all inclusive)
Verify
Borrower Self Employment Income for as many years as the
lender/borrower needs from an independent 3rd party (CPA).
Verify Identity of Borrower
have been recently used in the loan applications. The applicant
may sometimes be involved in an identity theft scheme. In such a scheme, the
applicant's name, personal identifying information and credit history are used
without the true person's knowledge.
Mortgage Fraud
with the assistance of an independent 3rd party
(Certified Public Accountant). Note: normally, most self employed
loan files contain mostly borrower
provided documents/representations.
Undisclosed
Borrower Federal and State
Tax Liabilities
prior to the funding of a loan. Normally,
only IRS liens
and State tax liens
are disclosed via the Borrowers
credit report.
However, many Borrowers owe the IRS and/or State ten's (10's) of thousands of
dollars without having a Federal Tax Lien on file. In other words,
reviewing a
credit report
for tax issues is
not a conclusive test.
Stolen Social Security Numbers
at the start of the loan process. Confirms to borrowers and lenders at the very beginning of the
loan process

Note: normally, most self employed loan files contain mostly
borrower representations including an unconfirmed
Social Security Number.
Verify
Borrower Self Prepared Tax Returns
that are provided by a
borrower are in fact the same tax returns on file with the IRS. Unless
confirmed by an independent 3rd party
(CPA), a lender should
not rely upon the tax return provided by the borrower as being the same tax
returns that are in fact on file with the IRS. Unethical borrowers may provide
self prepared tax
returns that do not match what is on file with the IRS.
